San Matera is a private condominium community, not an apartment or rental complex. The Property Manager does not handle leasing or real estate sales of individual units and cannot assist with questions on unit availability for sale or lease.

Tenant Evaluation Process — What You Need to Know

Guidelines for Prospective Tenants

  • Prospective tenants should not contact the Property Manager directly during the application process.
  • All communication regarding leasing or purchase applications should be handled through the Realtor or Listing Agent representing the applicant.

Orientation Requirement

  • An online orientation must be completed before move-in.
  • Orientations are available online at the convenience of the prospective tenant.

Approval Timeline

  • The full application review — including screening, approval, and orientation scheduling — may take up to 30 business days.

3-Step Guide to Applying with a Realtor

1. Choose a Realtor and Select Potential Units

  • Work with an experienced real estate agent who understands condominium transactions.
  • Choose units that meet your client’s lifestyle and investment criteria.

2. Review Community Rules, Documents & Financials

Your Realtor should help you obtain and review key documents, including:

  • The Declaration of Covenants, Conditions, and Restrictions (CC&Rs)
  • Bylaws, rules, and regulations of San Matera
  • Information on association fees, assessments, and financial requirements

Understanding these documents is essential before submitting any application.

3. Submitting the Application

Your Realtor will guide you in completing and organizing required materials, including:

After Your Application Is Submitted

Once the application package is submitted:

  • The Landlord only can follow up with community management or the association to confirm receipt and address any additional requirements.

Application Denials

Application approval is not guaranteed. If an application does not meet community standards or filing requirements, it may be denied.
